After you pick a plan

The contract you sign with a builder is written by the builder, not by the Texas Real Estate Commission, and it is not the one page form people expect. It sets the completion window, what happens if materials move, what the allowances actually cover, and what you are owed if the build runs long. Read it before you put money down, not after.

The walkthrough is your one chance

The final walkthrough before closing is the moment when things still get fixed on the builder's dime. Go slowly. Open every window, run every tap, check every outlet, look along the walls at an angle in daylight where drywall seams show. Write everything on the punch list, including the small things, because after closing the small things become yours. Alma attends the walkthrough and knows what to look for.

Warranty, and what it does not cover

Most new homes in El Paso come with a workmanship warranty for the first year, a systems warranty for longer, and a structural warranty longer still. The gap buyers get caught by is what counts as normal settling and what counts as a defect, and who decides. Keep every warranty document and put requests in writing with dates, because a verbal request to a superintendent who later leaves the company did not happen.

Questions

Who can help me buy a Palo Verde Homes house in El Paso?

Alma Patino, a Realtor with ClearView Realty (TREC 856874), represents buyers at every Palo Verde Homes community in El Paso and Horizon City. Call or text (575) 296-9474 before your first visit so she can register as your agent.

Do I need my own realtor to buy from Palo Verde Homes?

It is not required, but the Palo Verde Homes sales office represents the builder. Your own agent reads the builder's contract, compares incentives with other builders and negotiates for you. Register your agent on your first visit, or the builder may not recognize them.

How do I register my agent with Palo Verde Homes?

Name your agent on the guest card at your very first visit, or bring them with you. Alma Patino will call the community ahead of your visit or meet you there: (575) 296-9474.
