Foreclosure is not one thing

A pre-foreclosure, a bank owned home and a property at the county auction are three different purchases with three different risk levels. Bank owned homes are the closest to a normal transaction: you can usually inspect, and you can usually finance. Auction property is bought sight unseen, cash, with liens that may survive the sale.

The El Paso County auction

Trustee sales happen on the courthouse steps on the first Tuesday of the month. Bidders need cash or certified funds the same day, there is no inspection, and title is not guaranteed the way it is in a normal closing. People do buy well there. People also buy houses with occupants still in them and liens still attached. Go and watch one before you ever bid at one.

For sale by owner

A FSBO seller is trying to save the listing side of the fee, which is their right. Most FSBO sellers in El Paso will still pay a buyer's agent, because they want the buyer pool. Ask before you assume either way. What you give up with a FSBO is the disclosure discipline a listing agent enforces, so the inspection matters more, not less.

When it is worth it

If the discount is real and the risk is understood, yes. If the discount is five percent and the house needs thirty, no. The point of bringing an agent to a distressed purchase is having someone whose job is to tell you which one you are looking at.

Guide

The quiet cost of a bargain house

Distressed property in El Paso is genuinely cheaper and the reason is not always visible. A home that has sat vacant through a summer here has had no air conditioning in a desert, and that does things to the roof, the seals and sometimes the framing. A home taken back by a lender has usually had its appliances removed and occasionally its copper. A home at auction may come with an occupant who has the legal right to stay for a while, and evicting someone is slow, expensive and unpleasant. None of that makes these purchases wrong. It makes them purchases you price accordingly. Before you commit, get a title search rather than relying on the listing, walk the property if you are permitted to, budget for a full mechanical replacement rather than a repair, and know your maximum before the emotion of a bidding situation starts. Alma Patino will tell you when the discount covers the risk and when it does not, and she has no incentive to talk you into either answer.

Questions

How do I buy a foreclosure in El Paso?

The straightforward route is a bank owned listing on the MLS, which you can inspect and finance like any other home. The county trustee auction is the harder route: cash, no inspection, first Tuesday of the month, and liens may survive. Start with the first.

Do for sale by owner sellers in El Paso pay a buyer's agent?

Most do, because it widens the pool of buyers who will look. It is worth confirming in writing before you tour the home so nobody is surprised at the offer stage.

Are foreclosures cheaper in El Paso?

Often, but the discount has to cover a repair budget and a risk premium. A vacant house that went through a desert summer without cooling is not the same asset as an occupied one.
