Socorro, Canutillo, San Elizario and Eastlake
Houses for sale in Socorro TX, Canutillo, San Elizario and Eastlake. The towns around El Paso where land is bigger, prices differ, and the school district changes.

Socorro and San Elizario
South east of El Paso along the Mission Trail, in the Lower Valley. Older agricultural roots, larger lots than the city allows, and some of the oldest standing buildings in Texas. The 79927 ZIP covers much of it. Buyers come here for space and for a slower street than the East side offers.
Canutillo and the Upper Valley
North west, past the Westside, toward the New Mexico line. Pecan groves, irrigation, horse property and a small town school district. This is where people go when they want acreage without leaving the county, and the 79932 ZIP covers a good part of it.
Eastlake and the Horizon corridor
East, along the growth corridor toward Horizon City. Newer construction, newer schools, and the shortest supply of older homes of any area here because most of it was built recently.
What changes outside the city
Three things. The school district, which is worth checking by address rather than by town because boundaries cross town lines. Utilities, since parts of these areas are on wells and septic rather than city water and sewer. And drive time, which is genuinely longer and worth testing at the hour you would really make it.
Buying outside the El Paso city limits
The towns around El Paso are not simply cheaper versions of the city, and treating them that way is how buyers end up unhappy. What you gain is space, quiet and in many cases a lot you could actually do something with. What you take on is infrastructure you are responsible for. If the property is on a well, that well is your water utility and its maintenance is yours. If it is on septic, the same applies, and a failing septic system is a five figure surprise. Volunteer fire coverage rather than city fire can affect your insurance premium, so get a quote before you are under contract rather than after. Internet service varies street by street out here in a way it does not inside the city, which matters if anyone in the house works remotely. And confirm the school district by the actual address, because district boundaries in El Paso County do not follow town lines and families have been caught by that. Alma Patino covers all of these areas and will check each of those items before you are committed rather than during the option period scramble.

Yes, mostly in the 79927 ZIP along the Lower Valley and the Mission Trail. Lots tend to be larger than inside El Paso city limits and some parcels carry agricultural history.
What is Canutillo TX like?
Small town, north west of El Paso toward the New Mexico line, with pecan groves, irrigation and horse property. It has its own school district and is where many buyers go for acreage inside El Paso County.
Is it cheaper to buy outside El Paso?
Sometimes on price per square foot, but you take on well, septic, longer drives and possibly different insurance rates. Run the full monthly cost rather than just the purchase price.
