A realtor for new construction in El Paso and Horizon City

Register your agent on the first visit

Most El Paso builders only recognize a buyer's agent who is named, or present, on the buyer's first visit to the community or model. Walk in alone and sign the guest card, and you may lose the right to your own representation for that builder. Call Alma before you go; she will register as your agent or meet you there.

The sales office works for the builder

The people in the model home are good at their job, and their job is to sell the builder's homes at the builder's price with the builder's contract. Your own agent reads that contract for you, compares communities and incentives across builders, and negotiates lot, upgrades and closing help on your side of the table.

The builder's contract is not the Texas form

Resale homes use contracts promulgated by the Texas Real Estate Commission. Builders use their own, written by their attorneys: completion windows, what happens if material costs move, what the allowances really cover, and what the earnest money is at risk for. Alma walks you through it before you sign, in English or Spanish.

Inspections on a brand new home

New does not mean inspected by someone working for you. Alma recommends an independent inspection before the drywall goes up and again before the final walkthrough, because the walkthrough is the last moment problems get fixed at the builder's expense.

Horizon City and the East side

Horizon City and far East El Paso are where most new construction is right now, with Palo Verde Homes communities such as Horizon Town Center, Garden Park, Emerald Estates and Painted Sky at Mission Ridge, and other builders nearby. Incentives change monthly; Alma confirms current ones with each builder before your visit.
