Condos, townhomes and duplexes in El Paso

Condos for sale in El Paso, townhomes, duplexes and multi-family. What the difference actually means for what you own, what you pay monthly, and how you finance it.

Condo, townhome, duplex: what you actually own

In a condo you own the interior and share the structure and land. In a townhome you usually own the structure and the ground under it. In a duplex you own the whole building and there are two units in it. Those three sentences change your insurance, your maintenance and your financing, and buyers routinely discover the difference after they are under contract.

HOA dues are part of the payment

Ask for the actual dues, what they cover, when they last went up, and whether there is a special assessment pending. A low price with high dues can cost more monthly than a higher price with none. Ask for the HOA financials, not the brochure.

Financing is where it gets hard

Some lenders will not finance a condo in a complex with a high rental percentage, pending litigation, or thin reserves. That is a property level problem, not a you problem, and it can kill a deal late. Find out the complex's status before you spend money on an inspection.

Duplex and multi-family

A duplex where you live in one side is one of the few ways to buy with owner-occupied financing and have a tenant cover part of the payment. It is also being a landlord, with everything that means. El Paso has genuine duplex inventory in the central corridor and the Lower Valley.

Guide

Why the property type decides more than the price

Two listings at the same price in El Paso can be completely different purchases depending on the type. A condo at that price may carry three hundred a month in dues, restrict what you can put on the patio, and be unfinanceable through the lender you already talked to. A townhome at the same price may own its land and be a conventional purchase with nothing extra. A duplex may pay for a third of itself. None of that is visible in the photographs. Before you fall for a floor plan, ask three questions: what exactly do I own, what do I owe monthly beyond the mortgage and taxes, and will my lender lend on this specific building. The third question is the one that ends deals, and the answer belongs at the beginning rather than at the end. Alma Patino asks all three before you write an offer, and on a condo she gets the HOA package early, because that document tells you more about the next five years than the listing ever will.

Questions

Are there condos for sale in El Paso?

Yes, though El Paso has fewer condos than most Texas metros because land has historically been cheap enough to build single family. Most condo inventory is central and Westside.

What is the difference between a condo and a townhome in El Paso?

Generally a condo owner owns the interior space and shares the land and structure through the association, while a townhome owner owns the building and the lot under it. That difference affects insurance, maintenance and which lenders will finance it.

Can I buy a duplex in El Paso and live in one side?

Yes, and it is one of the few ways to use owner-occupied financing while a tenant helps with the payment. Lenders treat a two unit owner-occupied purchase differently than an investment property, usually in your favour.
